Rent payments are deposited directly into your bank account via ACH transfer, typically by the 10th of each month. You'll also receive a detailed monthly statement showing all income and expenses. You can access real-time financial information through our online owner portal.
Tenants submit maintenance requests through our online portal or by phone. Repairs are coordinated through our network of licensed, insured vendors.
Owners are required to maintain a repair reserve account with a minimum balance of $400. Emergency repairs may be handled immediately to prevent property damage or address safety issues. If the repair reserve falls below the minimum balance, it must be replenished promptly.
For major repairs exceeding a predetermined amount, we contact you for approval first.
We have a strict rent collection policy. If rent is late, we begin the collection process immediately, including late fee assessment and formal notices.
