Common questions from prospective tenants
We require a minimum credit score of 600+, verifiable income requirements, positive rental history, and a clean background check. Applicants with an open bankruptcy will be denied. Each property may have additional specific requirements.
The application fee is $75 per adult applicant. All applicants must be 18 years of age or older. This fee covers the cost of background checks, credit reports, and verification processes. Application fees are non-refundable. Properties in HOA-governed communities may require an additional application fee.
Most applications are processed within 48–72 business hours once we receive all required documents and verifications.
You'll need to provide government-issued photo ID, proof of income (recent pay stubs, tax returns, or bank statements), and contact information for your current and previous landlords. Each adult over 18 who will live in the property must submit a separate application.
Pet approval and restrictions vary by property. Some properties allow pets with restrictions on breeds, sizes, and number of pets, while others do not permit pets. Pet deposits and/or monthly pet rent may apply. Check individual listings for specific pet policies or contact our team.
Rent is due on the 1st of each month. ACH bank transfer payments are accepted through our tenant portal. Card payments may also be accepted and may include processing fees. You can set up automatic payments through the portal.
Maintenance requests can be submitted 24/7 through our online tenant portal. Simply log in, describe the issue, and submit. For emergencies (water leaks, no heat/AC, security issues), call our emergency maintenance line immediately.
Security deposits typically equal one month's rent, but may vary by property. The deposit is held in accordance with Florida law and is refundable at move-out, minus any deductions for damages beyond normal wear and tear or unpaid charges.
We typically reach out 60-90 days before your lease expires to discuss renewal options. You can also contact us anytime to express your interest in renewing. Renewal terms and any rent adjustments will be communicated clearly in advance.
